We operate across two distinct roles: as General Partner and direct investor, where we can directly shape project outcomes; and as a structuring counterparty working alongside external developers and operators, where we promote alignment through deal terms, performance conditions, and operator selection. Our ESG framework reflects this distinction – we make specific commitments where we control the asset, and we seek contractual alignment where we do not.
We favour adaptive reuse over new build – preserving architectural integrity and heritage value. Where development is required, we seek measurable energy performance commitments and the use of sustainable construction standards as a condition of capital deployment. On new developments, we target recognised certification frameworks including LEED and WELL as a baseline standard for project eligibility.
Assets in our portfolio generate local employment and, in several cases, are designed to create meaningful public access through hospitality, dining, and cultural programming. We select operators who apply best-in-class employment practices – across recruitment, training, diversity, and compensation. Where we act as asset manager, we monitor social performance metrics as part of our regular portfolio review process.
Each fund structure operates with independent legal and administrative oversight, clear LP governance frameworks, and quarterly investor reporting. Potential conflicts of interest are identified, disclosed, and managed. We do not extract management fees in a manner that misaligns our interests with those of our investors. Performance-linked economics, milestone-based capital release, and conservative LTV ratios all contribute to a framework that rewards responsible execution over speculative growth.
ESG factors are incorporated into our initial investment assessment – including site sensitivity, planning and heritage constraints, environmental exposure, and the social context of each asset. We decline opportunities where ESG risk is material and cannot be adequately mitigated through structuring or operator selection.
